2027 REAL Awards Team Calculation for 2026 production

The 2027 REAL Awards are still a ways off, but how your team's production will be counted is changing, and it applies to the transactions you close this year. We are sending this now, mid-year, so you have time to track your production correctly before December.

What is changing for the 2026 production awards

Teams that want to be recognized as a single unit now have a scaled goal based on team size:

Team Award Goal = Individual Award Goal + (Individual Award Goal x .25 x number of team members)

This applies to both your unit (sides) goal and your volume goal.

Why: a team pools the production of several agents, so the goal is to raise it slightly to keep team recognition meaningfully competitive with individual achievement.

Worked example using last year's Top 1% goals and a 3-person team.

Last year, an individual reached Top 1% with 23 sides or $23,588,700 in volume. For a 3-person team, those goals become:

Team Award Goal = Individual Award Goal + (Individual Award Goal x .25 x number of team members)

Team Award Goal Sides: 23 + (23 x .25 x 3) = 40.25 sides
Team Award Goal Volume: $23,588,700 + ($23,588,700 x .25 x 3) = $41,280,225 volume

Here are the goals for common team sizes based on last year's Top 1% thresholds:

2 members: 35 sides / $35,383,050
3 members: 41 sides / $41,280,225
4 members: 46 sides / $47,177,400
5 members: 52 sides / $53,074,575

A team qualifies by hitting either the side's goal or the volume goal. Plug in your own member count to find your team's criteria.

How award credit works

Production credit goes to the primary/lead agent listed on each transaction. A lead agent may apply for an individual award or have the whole team recognized together under the goal above, but not both. Decide which path fits your team before year-end. Individual award production calculations will remain the same as in years past.

What to do now

  1. Check that the primary/lead agent field on your 2026 listings in the MLS reflects how you want credit assigned.

  2. Sales outside of the MLS still count. Save your Gross Commission Reports or external MLS reports now, since you will submit those as proof next year.
