Por qué cada REALTOR® de San Diego debería estar construyendo relaciones al otro lado de la frontera - y cómo empezar este agosto
Imagine spending an afternoon among the vineyard rows of Valle de Guadalupe, the rolling wine country, an hour south of San Diego, surrounded by 200 real estate professionals from both sides of the border. Conversations are flowing in English and Spanish. You're learning about beachfront properties in Rosarito and new condo developments in Tijuana. And by the time the afternoon ends, you've exchanged cards with agents who can refer their Mexican clients heading north, and you can do the same for yours heading south.
That afternoon is real and happening in August!

Jump on the Opportunity Most San Diego Agents Are Missing
San Diego is one of the most unique real estate markets in the world, not because of its weather or its coastline, but because of its geography. We sit at the most-crossed international border on the planet. Hundreds of thousands of people move between San Diego and Baja California every single week, many of them with real estate needs on both sides. Yet most REALTORS® in our market have no meaningful professional relationships south of the border. They don't know how property transactions in Mexico work. And when a client asks about buying a vacation home in Ensenada or a condo in Rosarito, too many agents either deflect or risk referring them to someone they barely know.
What It Actually Takes to Do Business Across the Border
Doing business in Mexico as a U.S. agent isn't about becoming a Mexican real estate expert overnight. It's about building the right relationships with the right people on the other side. Here's what that looks like in practice:
-
Trust is everything. In Mexican real estate culture, relationships come before transactions. Before a Baja agent will confidently refer their client to you, they need to know you, respect your professionalism, and believe you'll treat their client the way they would. That trust is built face-to-face, not over email.
-
Know the basics of how Mexican property law works. Foreign buyers in Mexico typically purchase through a fideicomiso (bank trust). Understanding this and being able to explain it confidently to a curious buyer immediately sets you apart from agents who go blank when Mexico comes up.
-
Learn who the trusted organizations are. AMPI (Asociación Mexicana de Profesionales Inmobiliarios) is the Mexican equivalent of NAR. Knowing which agents carry AMPI credentials is one of the fastest ways to identify trustworthy partners on the Baja side.
-
Understand what your clients actually want. Many San Diego residents, retirees, second-home buyers, and investors are already thinking about Baja. Valle de Guadalupe has become a world-class wine destination. The Baja culinary scene draws foodies from across the country. Rosarito and Ensenada offer oceanfront living at a fraction of San Diego prices. When you speak knowledgeably about these areas, you become indispensable to a segment of the market that most agents ignore.
Why This Forum Is Different
The Bi-National Real Estate Forum isn't a lecture or a conference. It's a curated networking environment designed specifically to create the conditions where real professional relationships can form between San Diego and Baja California agents. There's no better place to break down professional barriers and start real conversations than over a glass of wine in one of the most beautiful valleys in North America.
The afternoon includes bilingual programming, speakers who understand both markets, appetizers, live music from a DJ, and a prize drawing. But the real value is the relationships you'll leave with.
-
A personal network of vetted Baja California agents you can call when your client asks about buying in Mexico.
-
A clearer picture of the Baja real estate landscape. What's being built, where buyers are looking, and what the opportunities are.
-
Credibility with Mexican buyers in San Diego who want an agent that actually understands their home market.
-
Cross-border referral relationships that can generate business for years.
-
A firsthand experience of Valle de Guadalupe so when your client asks, you can speak from experience
