Diversity is a core value of PSAR.  Realtors are the stewards of the right to own, use and transfer private property, and fair housing protects buyers, sellers, landlords and tenants.  Our livelihood as REALTORS® is dependent on fair housing laws.

Resources, Training & Updates

NY Newsday ran an investigative story in 2019 called LI Divided. The story made clear that in order to pursue the goals of the Fair Housing Act, we need to make sure that real estate agents are accountable, that we continue to improve the real estate culture and that we provide solid training.

NAR launched Fairhaven, a fair housing simulation training for REALTORS® that uses the power of storytelling and game-play to help members identify, address and prevent discriminatory practices in real estate. Inspired by real stories, this innovative online experience has agents work against the clock to sell homes in the fictional town of Fairhaven, while confronting discrimination in the homebuying process. Learners will also walk in the shoes of a homebuyer facing discrimination. The training provides customized feedback that learners can apply to daily business interactions.

PSAR's Board of Directors encourages all Realtors to enhance awareness of fair housing practices via this no-cost program. Be an advocate for fair housing and the future of our industry. Hate Speech: In 2020 REALTORS implemented rule changes to ensure that the Realtor® Code of Ethics extends beyond real estate-related activities. It is now a violation for Realtors® to use harassing or hate speech toward any of the protected classes under Article 10 of NAR's Code of Ethics. Those protected classes are defined by race, color, religion, sex, handicap, familial status, national origin, sexual orientation and/or gender identity. First Time Home Buyer Program

Starting January 8th 2021 (ran out of funds mid January), you can apply on behalf of your clients for the California Association of REALTORS® Housing Affordability Fund (HAF) Home Essentials Program 

So, what exactly is the HAF’s Home Essentials Program:
C.A.R.’s Housing Affordability Fund’s Home Essentials Program will provide qualified first-time California homebuyers a $1,250 Lowe’s Gift Card to purchase appliances for their new home. Due to limited availability, funds will be distributed on a first come/first served basis.
 
Launch Date: January 8, 2021 (applications will be available beginning January 8th) 
 
How to Qualify:
  • Be a first-time homebuyer
  • Homebuyers must use a California REALTOR® in the transaction
  • Purchase a primary single-family residence in California with the intent to occupy the property as a primary residence
  • The conforming loan amount on the single-family residence must be at or below the FHA conforming loan limit
  • The purchase of the single-family residence must use financing. All-cash purchases do not qualify

HAF must receive all program requirements below no later than thirty (30) days after closing escrow:
1. Home Essentials Program Application and Home Essentials Certification Form
2. Purchase Contract
3. Closing Disclosure Form
 
How to Apply:
REALTORS® must complete a Home Essentials Program application and Home Essentials Program Certification form on behalf of their client. The Home Essentials Program application form along with rules and conditions for HAF’s Home Essentials Program are available HERE.

New California COVID Relief Grant for REALTORS®

COVID-19 Relief Grant for REALTORS

Starting December 30th, 2020, REALTORS® can apply for California’s new relief grant program for small businesses affected by the COVID-19 pandemic. The program provides micro grants ranging from $5,000 to $25,000 to eligible small businesses (including independent contractors and sole proprietors) impacted by COVID-19 and the related health and safety restrictions. The grant amount will be based on the business’s annual revenue as documented in its most recent tax return:

  • For annual revenue of $1,000 to $100,000, the available grant amount is $5,000.
  • For annual revenue of greater than $100,000 up to $1,000,000, the available grant amount is $15,000.
  • For annual revenue of greater than $1,000,000 up to $2,500,000, the available grant amount is $25,000.

A small business must satisfy certain criteria to be eligible to receive a grant award — read the criteria in full herePlease keep in mind that even if you meet all eligibility requirements, it is not guaranteed you will receive a grant.

Applications for the program must be submitted through a Community Development Financial Institution (CDFI) that has partnered with the state of California to distribute the funds. The list of partners, organized by location and by language services, can be found here.

The first round for applications opens on December 30, 2020, at 8:00 a.m. and closes on January 8, 2021, at 11:59 p.m. Approval notifications will begin on January 13, 2021. There will be a second round for application submissions and reviews, although the dates for that round have not yet been announced.

Congress Clears Another Coronavirus Relief Bill

The U.S. House passed legislation Thursday providing a fresh round of funding for coronavirus small-business relief programs championed by the NAR.

President Trump is expected to sign the measure, which will clear the way for lending to resume as early as Friday under two Small Business Administration programs, the Paycheck Protection Program (PPP) and the Economic Injury Disaster Loan (EIDL) Program.

Under the agreement, the PPP will receive $310 billion in new cash, while the EIDL fund will receive an additional $60 billion. The bill sets aside $60 billion of the PPP funding for small and medium-sized community banks, which will provide extra help for self-employed individuals and small businesses that don’t have relationships with larger banks.

“The PPP and EIDL had tremendous demand. Although the rollout was rocky, this latest bill should provide enough funds for everyone who needs a loan to get it. REALTORS® still waiting should contact their lender again and keep trying,” says Shannon McGahn, senior vice president of advocacy for NAR. “We have a wealth of resources to help you through the process, including a new video just posted last night.”

Quick Guidance for REALTORS® on the PPP and EIDL

  • If you’ve already applied for an EIDL: The SBA is processing applications already in their system on a first-come, first-served basis. You do not need to reapply.
  • If you have not already applied for an EIDL: Check back at the SBA application page once the additional funding is signed into law. 
  • If you’ve already applied for a PPP loan through an SBA lender but have not been approved yet: Check with your lender to see if they are maintaining a queue of applications during the lapse or if you will need to reapply when the renewed funding comes through.
  • If you have not applied yet for a PPP loan through an SBA lender: Have the application form filled out and your documentation ready to provide to your lender. (For businesses with employees, have payroll documentation; for independent contractors, have your 2019 Form 1040, Schedule C, and 1099-MISC.) If you have an existing relationship with an SBA lender, you should go to that lender first once the program reopens, but be prepared to try multiple lenders, which you can find on the SBA site.

Sentrilock app fixed for iPhones

You may have heard reports of the SentriLock app not working (It only affected the iPhone). 

This week SentriLock released an update to the app to correct this issue.

Agents using an iPhone with the app would experience the following:

They open the app to attempt to access an older style Lockbox, they select View Nearby Properties.  If the Lockbox is not assigned to a listing, they will attempt to enter the Lockbox Serial Number and attempt to get a mobile access code.  The issue with the app on iPhones was that our app would not generate a 1 day code when having to search by the serial number. 

This issue has been corrected and agents should go to the app store to download the updated version of the SentriKey Real Estate app.

More features = more ways to make you look good.

Please note that on March 3, SentriLock will require that an app update is performed, prior to its use.
